When purchasing a home, you are faced with a multitude of decisions! 

Here are a few guidelines to help you:

• Some simple, but sound advice...don't buy an unusual house.
• The quality of the school district may not matter to you now, but it may someday to another buyer.
• Location, location, location - some things never change!
• There are no perfect homes.  Be ready to make compromises and concessions.  Know what's most important to you and 'give' on those things that aren't.
• Be ready to move quickly when you find what you want.  It may be here today, but gone tomorrow.
• Get pre-approved for your mortgage.  If you end up 'in competition' for a home, this will strengthen your offer.
• Be an educated buyer.  Check out as many homes in the market as you can before you buy.
• Always make your offer subject to a property inspection.

What to look for when viewing a home:

Here are some considerations and common problem areas to look for when viewing a home:

• General Upkeep:  Much can be surmised from the general state of the home.  Is the home clean?  Are the walls chipped and in need of paint?  If smaller chores have been ignored...
• Water Leaks:  Check ceilings and drywall for stains, bulges and other signs of water damage.
• Doors & Windows:  Check that doors and windows fit snugly in their jambs and operate smoothly.  Look for cracked and loose caulking.  The wood around windows and doors should be protected from moisture.
• Poor Drainage: Check the grade around the home to make sure it slopes away from the home.
